Building Project Manager
ActionAid Nigeria (AAN) is a national, non-governmental, non-profit organisation. It is an affiliate member of the ActionAid International Federation, which operates in over 70 countries worldwide, AAN works to advance social justice, gender equality, and poverty eradication through a human rights-based approach to development. The organisation collaborates with government institutions, civil society organisations, social movements, networks, and communities to promote equality, shift power to people, and address structural inequalities that limit access to resources, opportunities, and decision-making processes. ActionAid Nigeria empowers communities and citizens to claim their rights and drive transformative social change.
ActionAid Nigeria commenced operations in 1999 and has carried out its operations from multiple rental properties; while having a desire to ultimately own its own property for its head office in Abuja. A decade long search culminated in the acquisition of a suitable parcel of land in 2025.
Consequent to this, ActionAid Nigeria seeks to engage the services of a Project manager to coordinate the actualization of the building project.
Below is the job description for the role:
Position: Project Manager
Responsible to: Country Director
Location: Country Office, Abuja
Grade: N/A (Consultant- 2 days a week)
Job Purpose
The Project Manager will work with AAN Management to co-create the design, planning, and management of the construction project. S/he will work with external architects and engineers from design through project implementation and project execution/ completion. S/he will ensure that the multi-disciplinary teams building the project work together smoothly, ensuring that timelines are met so that the project is delivered within budget and on time.
Specific Responsibilities:
- Support Management to co-create project plans to track progress, including clear milestones, tasks, and timelines
- Identifying and finding solutions for potential risks, such as budget constraints or supplier delays
- Closely manage the implementation of approved budget and allocating resources
- Provide scheduled updates on the project to the Board and General Assembly Building Committee.
- Use appropriate verification techniques to manage changes in project scope, schedule and costs
- Measure project performance using appropriate systems, tools and techniques
- Report and escalate challenges as needed
- Manage the relationship with all stakeholders
- Perform risk management to minimize project risks
- Establish and maintain relationships with third parties/vendors
- Create and maintain comprehensive project documentation
- Maintain technical documentation including BOQs, site surveys, design drawings, and all other relevant documentation.
- Ensure contractors compliance with applicable security, safety, and industry regulations.
Qualification and Experience
- Advanced degree in Architecture, Civil Engineer, Quantity Surveying or Building Technology and any other profession relevant to the above subject matter
- Certified Project Manager
- At least 10 years post NYSC experience
- Experience in leading complex building/ civil engineering projects.
- Experience in using Project Management systems and tools
- Experience working with different cultures and nationalities.
- A member of relevant professional Bodies

- Strong leadership, communication, and relationship management skills.
- Deep understanding of Nigerian building regulatory and supervisory context.
- IT and advanced Project management skills.
- Candidate must be detail-oriented and task-driven for the successful completion of the building project.
